 Boulder County Housing Authority is redeveloping 1.3 acres at 518 Coffman Street in downtown Longmont into a mixed-use facility consisting mostly of housing.  The site will have a building area of 180,000 square feet plus 300 to 340 parking garage spaces.  The program includes 73 affordable housing dwelling units (one, two and three bedrooms), a small retail space of 10,000 square feet, a leasing office, community room, various resident amenities, and building service functions.

 The residential component includes a central courtyard, providing daylight to internally located dwelling units and providing a community gathering space. Construction will be with conventional wood framing four stories in height as a modular panelized system.

 The project will be designed in compliance with HUD Guidelines for accessibility and Enterprise Green Communities for sustainability. The parking structure will be five stories of post-tensioned concrete with three primary tenant areas — residents, adjacent commercial users, and the public.

 A key feature of this project is accessibility to Main Street with convenient connectivity by way of a neighboring mid-block walk that ties into a new public arcade traversing the garage.
